This project shocked everyone. Al Andalus.

Townhouses Al Andalusia by Jumeirah Golf Estates was sold less than for 3 hours!!
As a property agent and specialist in Jumeirah Golf Estates area, I am working not only with ready property. 
About Al Andalus Townhouses I've heard on othe team briefing in Mi Casa. Jumeirah Golf Estates decide to put Mi Casa in 5 top best performing brokers companies for exclusive launch their project as a fast selling agency It was so great news to be in the respectable company and perform new project to the clients. I was so proud to here that my company called top best performing brokers. It is mean trust and believe. 
Al Andalus townhouses comprised from 3 PHASES, each of them consist from 35 houses 2 bed, 3 beds and 3 beds corner and JGE planned to launch only 1 PHASE.


Why my story started from the words: Townhouses Al Andalus by JGE was sold less that for 3 hours?
Jumeirah Golf Estates is a luxury area and mostly for end-users ( for people who's living-in) and middle price for villa there 4,5-5 million AED

Isn't it good price compare with villas for 5 million minimum?
Yes, sizes smaller then classic villa in JGE however ROI expected minimum 10%.
Each of townhouses will have a maid room, even 2 beds, than landscaped garden (what is also great; as mostly developers delivered product with no landscape), fully covered parking for 2 cars (same as normal villa) and even private club house with gym facilities, swimming pool and retail shops.


Date of the launch was 18th February'17 Saturday. With my colleagues we started to update each of the client. I think at that time agents was more exited than buyers as we knew how great that project will be.
Early Friday morning I went out to walk with my dog and decide to pass by JGE head office.
I was shocked when I found out that few agents already were sitting and waiting line for launch which is going to be after more than 24 hours. They were here from yesterday, my colleague said. I was shocked. As per by rules of JGE, each agent has no limited number of tokens and houses per client. It's mean that when my turn will come, I will loose townhouse.
It was extremely stressful do feel that I can stay here and to get nothing. 


But I was sure that I have a serious clients and my colleagues too and decided to sit in the office, to put my name in the security list and to wait when my guys will come.
After couple of hours my guys arrived. Then the other guys came. All Mi Casa was here.
Every few hours we changed with colleagues, someone decided to stay. We were not given the chance to sit inside of the office or drive on the street cause it was to rainy and dark. All cars plate number's were checked by security and controlled every entrance and exit. It was terribly dirty and dusty. We were given a medical masks , to somehow escape from the dust.


Department of JGE brought for us drinks, sandwiches, hot coffee. Our CEO together with manager spent with us full time with no leaving. Under sand storm, under rain. Full day and full night! We could not leave the place and let some agents come and take our tokens. It was limited number of townhouses, just 35 and we had potential and motivated clients.
Friday night started. Some guys went to cars to have a sleep. I decide to stay with another people together to chat, to drink coffee. We are not so often going together somewhere outside, however exactly work and common situations with common targets making from different people a team. We were eating and drinking on the asphalt just to be sure that we will not loose our place in the list.


It was great experience to pass all what we passed. To know each other better, to help each other in difficult situation, to reach what we planned together.
Saturday morning started from the rain. I woke up in my car at 4.30 am just because I slept with open windows and suddenly started to feel that my hair getting wet and all dust covered my face. I put the light by phone and found out that my car was fully covered by dust because of sandy rain. Only documents was clean and dry as I saved it a safe place! I never saw so strong and long rain in Dubai. 

At 5.30 agents started go out from the cars, but it was still rainy and windy. But we will need to wait our Q to get tokens. We knew the list of agents one by one who came first. I was number 11. And it was my lucky number as I sold three units.
I never saw such cooperation of different agencies and brokers. 


For 24 hours outside under rain and sand storm, three different agencies were cooperated so professional. Some of them I know from before and we met again here on Friday morning at the office. We knew the list, who is after whom, we talk and discuss, we spent time and on the launch all three agencies sold Alandalus successfully! We sold it for 3 hours. We made a Q under JGE control and we organised the list of agents who came first. Who knows if Mi Casa do not propose to make a list before when other 2 agencies came. We could lost our chance. We spent a lot of power for it and hard work always paid off.


It was absolutely amazing experience. Both of my clients purchased few houses for themselves and investment target and I hope JGE will launch other project soon, but with wettest conditions for top agents.

Yesterday I've got a wonderful news about releasing new project so much long-expected in JBR.
It's Bluewaters Island with new biggest World record !! Ferris Wheel. It will be tallest Wheel with 210 metre of high will let you see half of the city! Palm Jumeirah, Dubai Marina, JBR and blue sea.
Fantastic news delivered developer MERAAS who is working with Bluewaters from 2012. From beginning almost a year engineers spent to created the island, than the bridge connector JBR and island together with Sheikh Zayed Road. Than the Wheel.
Together with Ferris Wheel or Ain Dubai ( how developer called) at the island will be build 10 residential buildings with 698 unique and luxury apartments 1-4 bedroom, 17 townhouses with private beach and swimming pool, 2 luxury 5* Hotels and Retail, dining & Leisure Outlets.
Also engineers planning to build pedestrian bridge 265 metre long from JBR to the island and access will be more easiest than by car. By walk need to go 5-7 minutes.


MERAAS is going to make release building after building and first residential building #6 will be completed in Q1 2018. What the minuses and pluses has building #6?
Lets start from minuses. I believe apartments on the low floor same as on the middle will not have full sea view. It can be retail shops view, pedestrian man made bridge view or partial sea. Because of building #5 and retail area, full sea will be covered. But apartments on the high floor might be reach water view. Ferris wheel will be visible only for apartments which is facing it.
About pluses. Let's start from developer. MERAAS is well known developer. Probably each person in Dubai been at JBR and have seen the famous Boxpark. Yes, right, this is the exactly that beach on JBR spanning up to 320,000 sqft.
Popular, The Beach was created by MERAAS developer and became the most famous beach in Dubai due location, view, blue water sea with white sand and retail shops. Beach with outdoor activities, fitness facilities, retail stores, Cineplex, restaurants, play area for kids.

Entrance is free, but if you wanna take umbrella or sun lounger, you have to pay extra money. 150 AED for full day. Sometimes you can see a guy with couple of camels near beach. Washroom more M&F is free, however shower cost 1 AED.
There is no timing limit at the beach. You can stay there until midnight or morning, but be sure that you have a scarf in your bag, as nights in UAE quit cold.

The reason is why I'm telling you all project of MERAAS is just to give you trust to new project and developer. What does it mean. Due the limited number of apartments you can be sure, that no one never will not built the same project twice on the same area. Buy it now, sell it later.
75% paid on handover can be covered by bank as a mortgage, but again, if you wanna sell apartment, you can do it before handover. People wants this project. They know how much they can get profit.
From the other side you can keep apartment for yourself or to use it for rent which will be high on the island.
